Buyer guide 01

Plan for more than the down payment.

A useful cash plan separates money needed before closing, money due at closing, and reserves that should remain after closing.

Before closing

Inspection, specialist reports, appraisal, and deposits can arrive at different points in the contract. Keep those deadlines visible so cash is available without disrupting reserves.

At closing

Down payment, lender and settlement charges, prepaid interest, tax and insurance items, and negotiated credits come together in the final cash-to-close figure.

After closing

Moving, immediate repairs, furnishings, HOA setup, and an emergency reserve belong in the plan even when they do not appear on the closing statement.

Estimate cash to close

Seller guide 02

Prepare the story before you prepare the staging.

Presentation matters, but buyers also react to condition, documentation, price positioning, and uncertainty. Good preparation reduces unanswered questions before they become negotiating leverage.

Know the property

Organize improvements, permits or records you have, known conditions, service history, HOA information, and the details most likely to affect a buyer's review.

Choose work deliberately

Prioritize safety, function, obvious deferred maintenance, light, cleanliness, and presentation. Avoid assuming every renovation will return its cost.

Model the net

Compare price scenarios after payoff, negotiated compensation, closing costs, credits, repairs, taxes, and the timing of the next move.

Estimate seller proceeds

Move guide 03

One move needs one calendar.

Buying and selling at the same time works best when the financing path, sale strategy, contract timing, possession, and fallback plan are designed together.

Sell first

This can create clearer proceeds and qualification, but may require temporary housing or negotiated possession after closing.

Buy first

This can simplify the physical move, but qualification, carrying costs, reserves, and the acceptable time to sell the current home need stress testing.

Coordinate both

Contingencies and aligned closings may work, but each deadline adds dependency. Build enough time and a written backup for the pieces you cannot control.
