Start where you are. You don’t need every answer yet.
Find a homeYour area, budget, and must-haves. Plan a saleWhat to prepare, price, and keep. Buy and sell togetherOne timeline for both decisions.Purchase planning
Start with the monthly picture.
Adjust the price, down payment, rate, and term to frame a useful search range before you tour or write an offer.
A considered sale
Before the “for sale” sign, let’s make a plan.
We’ll look at comparable sales, decide which repairs are worth discussing, and estimate what you could keep after costs. Then we’ll compare offers on more than price.

Before you begin
Straight answers to the first questions.
Start with planning. Representation, property details, and any formal financing step stay explicit.
Can I start before I am ready to tour or list?
Yes. VORA can begin with a private planning conversation, a search brief, a property review, or the numbers behind a future move.
Can I use my own lender?
Yes. VORA keeps the property plan clear while you choose and work with the lender or financial professional that fits your needs.
What if I need to buy and sell?
Both sides are organized on one calendar with the cash, financing, contingency, and backup decisions attached.
Is a calculator result an approval or valuation?
No. Calculator results are planning estimates. A property valuation, representation agreement, or loan approval requires a separate review.
Your VORA workspace
Real questions. A real conversation.
You don’t need to know every step before we talk. Tell me what you’re trying to do, what matters most, and where you feel stuck. We’ll start there.
